Realtors, Wake Up — The View Is the Value

Condo Owner: Every time someone visits my one-bedroom condo, the moment they see the view, they say the same thing.
Visitor: Wow. This view is unreal. Easily worth millions.
Condo Owner: I agree. But try telling that to a realtor.
Visitor: Why? What’s the issue?
Condo Owner: The penthouse just a few floors up sells for $9 million. Same building. Same view. The view alone is worth at least $3–4 million of that price.
Visitor: Makes sense. You’re looking at the exact same water, same sunsets, same skyline.
Condo Owner: Exactly. But realtors are stuck in a formula. They’ve been trained to think that price equals square footage plus bedroom count. They’re blind to value that doesn’t fit inside that template.
Visitor: So they’re saying your view is worth less because your unit isn’t a penthouse?
Condo Owner: Yes. To them, it’s not “comparable.” Because mine is a one-bedroom, they insist on comparing it to other one-bedrooms — even if they’re in a totally different area, and staring at a wall.
Visitor: That’s insane. The whole point of real estate is location and view. You’re in the same spot as the penthouse.
Condo Owner: Right. But they’ve been brainwashed. Penthouses are “supposed” to be worth millions. So when a penthouse sells for $9M, they’ll admit the view is worth millions. But somehow, when it’s the same view from a few floors down, it’s suddenly only worth $200K.
Visitor: That’s not logic — that’s autopilot thinking.
Condo Owner: Welcome to Vancouver real estate.


🔍 The Point

Real estate agents are trained to think in boxes.
To them, a penthouse is worth millions because it’s a penthouse — end of story.
They don’t break it down. They don’t isolate value.

But here’s the truth:
That penthouse sells for $9M because maybe $5M is for the space, and $4M is for the view.

Now imagine the same view, just a few floors down, in a smaller unit.
Logically, that view should still carry serious value.
Not $4M, maybe. But certainly more than $200K.

Instead, agents compare it to one-bedrooms in boring buildings a few blocks away, with no view at all — just because they’re also “one-bedrooms.”
It’s twisted logic at best — and at worst, none whatsoever.

And it leaves millions in value misunderstood.

Condo Owner: Look at the image above. What do you see?

Realtor: A glass of water.

Condo Owner: Now concentrate. Are you able to see… water in a glass?

Realtor: Uh… yes, I can.

Condo Owner: What do you see when you look at my apartment?

Realtor: I see a one-bedroom condo with a stunning ocean view.

Condo Owner: No, no… focus. Can you see: A view worth Millions… with an apartment?

Realtor: Oh wow… I get it now. The view itself cannot be sold or listed, as it is not real estate, but this unit, is all about the view. I got it.
